THE LEASE OF PREMISES №01

Office space - on the 6-7th floors with a total area of 960.74 sq.m (taking into account the coefficient of total areas of 10%)

- on the 6th floor 430.9 sq. m;

- on the 7th floor 442.5 sq.m.

A room with a central air conditioning system and a supply and exhaust ventilation system.

Commercial terms:

Lease term: from 24 months.

Base rental rate: $ 16 / sq.m / month + VAT

Operating costs: $ 5 / sq.m / month + VAT

Parking: $ 150 + VAT for 1 parking space in an open parking lot.

Community expenses: paid by the tenant separately (electricity).

Telecommunications: the lessee enters into direct contracts with suppliers

telecommunication services (internet, telephony).

The base rental rate will increase by 3% annually starting from the second year of the lease.

Initial lease payment: one month fee (including base rental rate + utilities + parking).

The size of the security deposit: in the amount of one month fee (basic rent rate + operation + parking).

The state of the transferred premises: the premises are transferred in the "as is" state, the tenant makes repair and redevelopment works at his own expense.
